Property Management

Building equipment fails quietly until it fails expensively.

Nobody notices the boiler until the heat is out in twelve units on the coldest night of the year. MachineKept keeps every building system on a schedule and every service call on a record.

Free for up to 25 items. No credit card.

What you'd be tracking

Every one of these is an asset with its own schedule, history and QR code.

Boilers & water heaters

Annual service, pressure relief, flue inspection, anode rods.

Circulation pumps

Seals, bearings, couplings, run hours.

Elevators & lifts

Service contracts, inspection dates, certificate expiry.

Laundry equipment

Washers, dryers, lint systems, coin mechanisms.

HVAC & rooftop units

Filters, belts, coils, refrigerant checks.

Fire & life safety

Extinguishers, alarms, emergency lighting, inspection dates.

Unit appliances

Refrigerators, ranges, dishwashers, per unit.

Irrigation & grounds

Controllers, backflow devices, pumps.

The parts that actually hurt

Equipment is spread across addresses

One list per building, one view across all of them. You can see what's overdue portfolio-wide without opening six spreadsheets.

Contractor said they serviced it

Now there's a record with a date against the asset instead of an invoice in a folder sorted by month.

Unit turnover loses appliance history

Appliances are assets with their own service record, so the history survives the tenant.

Certificates expire unnoticed

Warranty and inspection dates are tracked with the equipment, and the dashboard surfaces what's expiring.

Questions

Can I separate equipment by building?
Yes — location is a field on every asset, and the Growth plan covers five locations. Enterprise is the route above that.
Can maintenance staff have limited access?
Yes. Roles are admin, manager, dispatcher, technician and viewer. A technician can close work orders and cannot change permissions or delete records.
Does it track unit-level appliances?
Yes. Each appliance can be its own asset with a location naming the unit.
Can contractors use it?
There is no separate contractor login today. Vendors are tracked as records you dispatch work to, and you log the completed work when it's done. A true vendor portal is not built.
Does it handle compliance inspections?
It tracks dates and stores the service record. It is not a regulatory compliance product and does not file or certify anything.
